How it works
Three stages, and the order matters. You cannot take a direct booking from someone who does not know how to find you, so we build the relationship and the reputation first.
First, the guest becomes yours
Every inquiry and every past guest goes into a CRM in your name. Their contact details, which unit they stayed in, what they asked about, what they paid. When someone messages you on Instagram, texts you, or fills in the form on your page, it all arrives in one inbox instead of four apps.
Setup includes importing your existing guest history. That list is usually the most valuable thing a host owns and the thing they have never once used.
Then, the reputation moves to Google
Two hundred five-star reviews on Airbnb are worth nothing the moment you want a booking that does not come through Airbnb. They cannot be exported and they do not follow you.
So in your first ninety days we run a review migration: your past guests, the ones who already loved the stay, get asked to review you on Google. After that it runs automatically after every checkout. Within a season you have a Google Business Profile that shows up when someone searches your town, and that is demand nobody can switch off.
Outreach happens after checkout, on your own email and SMS. We never ask you to divert a guest while they are still talking to you through a platform, because that breaks their terms and gets hosts delisted.
Then the booking comes direct
Once people can find you and remember you, the booking is the easy part. If you want the exact email to send after checkout, see our guide on turning a one-time guest into a direct booking.
A direct booking, step by step
This is the part hosts worry about, so here is exactly what happens.
The guest requests dates
They pick their nights and enter their card. The card is authorized, not charged — the money is held, not taken.
You get a text
It asks you to confirm those dates are blocked on your other channels. If you do not reply, we text again at thirty minutes and call at an hour.
You reply yes
The booking confirms, the card is captured, your rental agreement goes out for signature, and the pre-arrival sequence starts.
Or you say nothing
After ninety minutes the request expires on its own and the hold on the guest's card is released. Silence never becomes a booking.
That approval step is deliberate. Calendar feeds between platforms refresh on their own schedule, sometimes hours apart, so no software can promise you a live view of every channel at once. Asking you — the one person who actually knows — takes about ten seconds and removes the risk entirely.
If you would rather skip it, the channel manager sync add-on connects your calendars properly and turns on instant booking.
What we do not do
We do not hold your money. You connect your own Stripe account. Guests pay you. We never sit between you and your revenue.
We do not file your taxes. We calculate occupancy tax on every booking, track your local rates, remind you before deadlines and hand your accountant a report they can file from. The filing itself stays with you.
We do not write your rental agreement. You bring your own and we deliver and e-sign it with every booking. If you need one drafted we will point you at a short-term rental attorney.
Each of those is a place where taking the work off your hands would mean taking on liability that belongs with you or with a licensed professional. We would rather be clear about the line than quietly blur it.
